ESG is a prerequisite for sound investments and developments. We consistently implement ESG guidelines and, where it makes economic and technical sense, exceed minimum standards. This reduces regulatory risks, strengthens the value of our assets, and future-proofs our products for our partners.

RESIDENTIAL: BUILT-TO-RENT PROPERTIES

In the build-to-rent sector, we focus not only on socially responsible urban development, efficient floor plans, and high energy efficiency, but also on social and qualitative aspects that contribute to increased tenant well-being. For example, the properties we operate in Birmingham, Manchester, Leeds, and Copenhagen feature extensive communal areas for tenant use, such as co-working spaces, gyms, lounges, and a residents' kitchen, as well as private balconies and terraces. Covered and secure bicycle parking, electric vehicle charging stations, and car-sharing options, where available, complete the offering.

INDUSTRIAL / LOGISTICS: MARL

Sustainability here is achieved primarily through energy efficiency in operations and measures for climate resilience and biodiversity on site. These include green roofs and facades, rainwater management, a photovoltaic system, heat pumps, the use of renewable raw materials, biodiversity measures such as nesting aids and wildflower meadows, as well as charging points for electric cars and bicycles. The building was constructed according to the Energy Efficiency House 40 standard.

HOTEL: CONVERSION INSTEAD OF NEW CONSTRUCTION (RUBY ROM)

In the hotel sector, adaptive reuse is a key driver of sustainability because it preserves existing building fabric and avoids embodied emissions. In the heart of Rome, we converted a listed building into a hotel. According to CAALA calculations, preserving the existing structure resulted in a reduction of approximately 50 percent in embodied emissions. In addition, measures for resource-efficient operation were implemented, including a monitoring concept and energy-efficient equipment; the aim is to achieve taxonomy compliance and DGNB Gold certification.
