ECE Work & Live acquires two extended-stay hotels in Great Britain

ECE Work & Live has acquired two British extended-stay hotels from the IHG brand Staybridge Suites in Liverpool and Newcastle.

ECE Work & Live has acquired two British extended-stay hotels under the IHG brand Staybridge Suites, located in Liverpool and Newcastle. With this purchase, the company lays the foundation for its planned strategy in the UK hotel market, which aims to build an institutional portfolio of mid-sized hotels in the mid- to upscale segment. ECE has partnered with Maya Capital for this strategy. Maya Capital contributes its extensive expertise in property sourcing and will act as asset manager for the transaction.


Both hotels are distinguished by attractive locations, stable operational performance, and excellent guest reviews. They are managed by the operator Cycas Hospitality.


ECE Work & Live intends to build a portfolio of 7-8 medium-sized hotels in regional British cities outside London, with a total investment volume of up to 150 million GBP. Potential investments include established hotels in prime locations with stable performance and management contracts under strong brands, as well as properties with value-add potential, possibly as "vacant properties." The aim is to unlock value through operational optimizations and active asset management.

The Staybridge Suites Liverpool, opened in 2008 and last renovated in 2017, has 132 rooms spread across seven floors and is within walking distance of the city center and just a few minutes from James Street Metro station. The hotel is located directly on the waterfront, in close proximity to Liverpool's largest event venue with 11,000 seats and the exhibition halls, which host numerous events throughout the year.


Staybridge Suites Newcastle boasts excellent connections to the city center and public transport, with the Manors metro station just one stop from the main train station. The hotel is situated in a well-established location within walking distance of the Quayside waterfront, the Millennium Bridge, and the BALTIC Centre. Opened in 2009 and extensively renovated in 2024, the hotel offers 128 rooms across seven floors.


Maya Capital was founded in 2014 by David Pralong and has since invested more than 2.5 billion euros in various asset classes in Western Europe.
