Following the successful and on-time completion of Thalia's new omni-channel hub in the gate.ruhr industrial park in Marl, the official handover of the keys by ECE Work & Live and Goldbeck to Thalia took place on January 7th.

Following the successful and on-time completion of Thalia's new omnichannel hub in the gate.ruhr business park in Marl, the official handover of the keys to Thalia took place on January 7th. The project developer, ECE Work & Live, and the construction and service company, Goldbeck, presented the keys to the new building. Thanks to the rapid construction progress, Thalia was able to begin the interior fit-out of the warehouse areas and the installation of the intralogistics system in recent weeks. The first offices will be occupied later this month. With this project, all partners involved are setting standards in modern and sustainable construction and making a significant contribution to the structural transformation of the region and the future of the book trade.

After approximately one year of construction and an investment of €100 million, a 56,000 m² commercial and industrial facility has been completed in the gate.ruhr business park in Marl, North Rhine-Westphalia. The complex comprises several high-quality production halls, a multi-story office building, a parking garage with around 500 spaces, and 200 covered bicycle parking spaces. It offers modern workspaces for up to 1,000 employees, an on-site cafeteria, and extensive, spacious social areas.

Serkan Aydemir, Director Industrial ECE Work & Live: “The on-time completion of the project, taking into account demanding tenant requirements and adhering to comprehensive ESG criteria, is the result of collaborative partnership at all levels and our many years of expertise in developing sustainable and customized commercial properties. We are proud to have created a location together with Thalia and Goldbeck that combines innovation and sustainability.”

Hans Walter Klein, Managing Director of Goldbeck West GmbH: “This project combines a wide variety of building types and uses, each with its own functional and technical requirements. The fact that we, as a team, were able to successfully realize this diversity within a tight timeframe demonstrates the strength of our systematic construction methods and the close collaboration of all project participants. My sincere thanks go to everyone who contributed to the success of this project with their dedication.”

Marco Rebohm, Managing Director of Logistics & Supply Chain at Thalia Bücher GmbH: “With the new omni-channel hub in Marl, we are sending a clear signal for the future of the book trade. The location allows us to further expand our capabilities while simultaneously creating attractive and skilled jobs for up to 1,000 people in the region. My thanks go to all partners for their excellent cooperation and for completing the project on schedule.”

At its new location in Marl, Thalia will implement a variety of different uses and processes in several development phases, thus setting a clear signal for the future of the omni-channel business of the book trade.

The new omni-channel hub also sets standards in terms of sustainability. Resource conservation is a central focus during both construction and operation. The building was built according to the Energy Efficiency House 40 standard and features numerous charging points for electric cars and bicycles, a photovoltaic system, and a green roof over the office and bicycle parking areas. Heating is provided by an efficient heat pump without the use of fossil fuels. Furthermore, a comprehensive biodiversity concept has been implemented, including nesting aids and the creation of wildflower meadows. Gold certification from the German Sustainable Building Council (DGNB) is being pursued.
